There’s something unique about the 1970/80 vintage workforce housing that we can’t resist. We reimagine the community and bring it back to its full potential through management, capital improvements, and much needed attention. Learn a little bit about why we value these properties and how we have acquired them.
What we look for in the property
The top thing we look for when searching to acquire an apartment community is the location. By focusing on the location alone, we can figure out the potential job and economy expansion in the area, potential value-add bonuses to help sell the property and if other communities in the area are seeing success. All these components are essential to a successful, well-crafted business plan.
What we look for in the area
We currently have properties in both Arizona and Texas. Our knowledge of these locations allows us to provide a boutique-level service for investors because we know the ins and outs of each of these locations. In addition to our expertise in the area, looking at the potential growth along with the historic growth
background is key for a strong, successful investment. By knowing that there will be a continued job growth and influx of people in these areas, we are provided with a sense of security in the supply and demand of multifamily properties. Ultimately, this lets us know we can grow on an operating level. From there, we can elevate our services due to our proven experience in those markets.
Adding property value and desirability
You would be surprised what proper maintenance can do for these 1970/80 vintage workforce housing communities. Many of our acquisitions are properties that have been undermanaged or properties where maintenance has been neglected. We want to make sure that when we acquire a property, we bring it back to its full potential. By providing much needed modernization and renovations to the interior and exterior of the property along with adding value to underutilized spaces, we transform these properties. Our interior renovations range from flooring to upgraded appliances to efficiencies in lighting. We rejuvenate exteriors by making simple updates to amenities and structures, creating pet yards, BBQ areas, etc. Each of these updates bring the property back to a level of much-needed care and attention.
In-house management perks/our property management style
Our in-house management brings continuity when investing in a property, providing the best overall service to the client and residents. This opportunity allows us to stay in touch with the business plan and seeing the project through to the end. Our team seamlessly works together, providing the amount of time and attention the project needs.
In addition to our upgrades and maintenance, we help increase our properties’ presence and brand awareness through in-house marketing focusing on social media, website design, marketing materials, and resident events. Resident Appreciation Week is one of the biggest highlights of our year, where we treat our residents with daily events, prizes, and giveaways. Having this special event along with an online presence allows us to better engage with current and future residents.
